The villa is quietly situated on a hill on the edge of the village with a breathtaking view over the vineyards and adjacent to a nature reserve. There is no long-distance traffic. Villa Impérale is suitable for six people and has three bedrooms, one bathroom with bath, toilet and shower, a separate toilet and air conditioning. Cébazan is a small wine village with around 500 inhabitants. Within walking distance of the villa is a bakery where you can get your fresh baguette in the morning. The villa is located near the pleasant wine village of Saint Chinian with various restaurants, an attractive market that takes place twice a week, a supermarket and numerous wine caves. Only 4.5 km by car or 2.5 km on foot through the forest and vineyards. During the day you can relax in the sun on the comfortable loungers at the edge of the swimming pool with walk-in stairs or in the shade of a covered terrace. There is an outdoor kitchen by the pool with an electric bbq and a refrigerator. A nice cold drink is always within reach. When the sun goes down you can enjoy the clear starry sky. Marked nature walks can be made directly from the house. Cyclists and mountain bikers can also indulge themselves in the area. In the vicinity there is an opportunity to rent canoes, go horseback riding, play golf or take a boat trip on the famous Canal du Midi. Interesting Cathar towns such as Beziers, Narbonne and Carcassonne are also well worth a visit. The coast with extensive beaches and nice fish restaurants can be reached within half an hour. Beziers airport is 42 km away.

Vakantiehuis Impériale is een complete villa met een royaal privé zwembad en optimale privacy op een uitgestrekt terrein (13.500m2) met rozen, oleanders, rozemarijn, palmen en olijfbomen. De villa ligt rustig op een heuvel aan de rand van het dorp met een adembenemend uitzicht over de wijngaarden en grenst aan een natuurgebied. Er is geen doorgaan verkeer. Villa Impérale is geschikt voor zes personen en beschikt over drie slaapkamers, één badkamer met bad, toilet en douche, een aparte wc en airco. Cébazan is een klein wijndorp met ongeveer 500 inwoners. Op loopafstand van de villa is een bakker waar u 's ochtends uw verse stokbrood kunt halen. De villa ligt nabij het gezellige wijndorp Saint Chinian met diverse restaurants, 2 x per week een sfeervolle markt, een supermarkt en talloze wijncaves, slechts 4,5 km met de auto of in 2,5 km. te voet door het bos en de wijngaarden. Overdag is het heerlijk relaxen in de zon op de comfortabele ligstoelen aan de rand van het zwembad met inlooptrap of in de schaduw van een overdekt terras. Er bevindt zich bij het zwembad een buitenkeuken met een electrische bbq en een ijskast. Een lekker koud drankje is dus altijd binnen handbereik. Als de zon ondergaat is het genieten van de heldere sterrenhemel. Direct vanuit het huis kunnen gemarkeerde wandelingen in de natuur worden gemaakt. Fietsers en mountainbikers kunnen in de omgeving ook hun hart ophalen. In de nabije omgeving is gelegenheid om kano's te huren, te paardrijden, te golfen of een boottocht te maken over de beroemde Canal du Midi. Interessante catharensteden zoals Beziers, Narbonne en Carcassonne zijn ook zeker de moeite van een bezoek waard. Die Villa liegt ruhig auf einem Hügel am Rande des Dorfes mit atemberaubendem Blick über die Weinberge und grenzt an ein Naturschutzgebiet. Es gibt kein Durchgangsverkehr. Villa Impériale bietet Platz für sechs Personen und verfügt über drei Schlafzimmer, ein Badezimmer mit Badewanne, WC und Dusche, ein separates WC und Klimaanlage. Cébazan ist ein kleines Weindorf mit ca. 500 Einwohnern. Nur wenige Gehminuten von der Villa ist eine Bäckerei, wo Sie Ihr frisches Baguette am Morgen bekommen können. Die Villa befindet sich in der Nähe des gemütlichen Weindorfes Saint Chinian mit mehreren Restaurants, 2 x pro Woche ein attraktiver Markt, ein Supermarkt und unzählige Weinhöhlen. Nur 4,5 km mit dem Auto oder in 2,5 km zu Fuß durch den Wald und die Weinberge. Tagsüber ist es wunderbar, sich in der Sonne auf bequemen Liegestühlen am Rande des Pools mit begehbarer Treppe oder im Schatten einer überdachten Terrasse zu entspannen. Es gibt eine Außenküche am Pool mit einem elektrischen Grill, einem Weber-Grill und einem Kühlschrank. Ein schönes kaltes Getränk ist immer in Reichweite. Wenn die Sonne untergeht, genießt sie den klaren Sternenhimmel. Direkt vom Haus aus können markierte Wanderungen in der Natur gemacht werden. Auch Radfahrer und Mountainbiker können sich in der Umgebung erholen. In der Nähe gibt es die Möglichkeit, Kanus zu mieten, zu reiten, Golf zu spielen oder eine Bootsfahrt auf dem berühmten Canal du Midi zu unternehmen. Interessante Katharenstädte wie Beziers, Narbonne und Carcassonne sind ebenfalls einen Besuch wert. Die Küste mit weitläufigen Stränden und netten Fischrestaurants erreichen Sie in circa einer halben Stunde. Vom Flughafen Beziers gelangen Sie nach circa 40 km. Ein großer Vorteil besteht darin, dass Béziers von den großen Touristengruppen noch relativ unentdeckt ist.

Situé dans le département de l'Hérault, Roqueburn borde la Orb. La rivière ouverte à la baignade, serpente à travers le village. Des plages ont été aménagées sur ses rives pour y bronzer. Cette villa est très appropriée pour profiter de la vie française en faisant des excursions dans la belle région d’Occitanie. La maison est située dans une zone boisée (13 500 m2) avec une intimité optimale et une vue imprenable sur les vignobles de Cébazan. Il est merveilleux de se détendre sur les confortables chaises longues au bord de la grande piscine privée (5 x 10 mètres) avec escalier et éclairage sous l'eau. Une petite terrasse couverte avec une table et des chaises pour un délicieux apéritif à base de vin produit localement se trouve près de la piscine . Il y a un espace extérieur verrouillable pour le chien sur la propriété. À l’avant, les terrains de la villa sont clôturés, mais pas sur les côtés ni à l’arrière, le terrain est trop vaste pour cela. Dans le garage, il y a de la place pour votre voiture (mais il y a également de la place à l'extérieur sur le terrain). La villa est située au calme dans le village de Cébazan sans passage. Cébazan est un petit village viticole d'environ 400 habitants. À une courte distance à pied de la villa, à 650 m, vous trouverez une boulangerie où vous pourrez aller chercher vos croissants frais le matin. À Cébazan, vous trouverez une grande cave à vin et quelques petites caves à vin privées. La villa est située à 5 km du village de Saint Chinian. Saint Chinian est un village agréable avec plusieurs cafés et restaurants. Il compte environ 1800 habitants et a une vie de village très animée. Le jeudi et e dimanche, il y a un marché animé qui vaut vraiment le détour. Dans la rue principale, il y a plusieurs terrasses sur la place devant l'église pour prendre un verre et un en-cas. Le beau village d'Assignan se trouve à 10 km de la villa. Vous y trouverez divers restaurants et le domaine viticole du Village Castigno.
