Habitation certificate and a location hard to beat. Great value for money. When it comes to value for money, this country villa is hard to beat – 3 bedrooms and 2 bathrooms, sea views, a swimming pool, 10 acres of land and a location in which to sit back, relax and watch the eagles cruise on the thermals over the hillsides where they nest just across the way from the house. Peace and tranquillity isn’t for everyone and if you want to walk to the pub, this isn’t the house for you. However, if you are looking for a location with very few neighbours, virtually no passing traffic and an outlook across unspoiled countryside, then this could be the home for you. The property is located within the Sierra de Cardo el Boix – a protected area of mountains containing some of the best and most varied bird life in the whole of Spain. A dramatic and peaceful location brings many benefits but the downside is that this home has no mains water or electric but that this has been catered for by the current owners. A comfortable life is provided by a solar power system with a back-up generator and water is delivered into the large holding deposit. Many people search for an off-grid existence and this property provides the ideal solution – surrounded by countryside on which you can grow and harvest your own olives and almonds and not leave a carbon footprint on the world. Key benefits of this great value home… ♦ 3 bedrooms and 2 bathrooms ♦ Private swimming pool with great views ♦ 10 acres of land including 230 olive trees ♦ Habitation certificate – Cedula de Habitabilidad ♦ Internet access and telephone. ♦ Elevated location with sea views ♦ Solar power system with backup generator ♦ 16,000 litre storage in two water deposits ♦ Enclosed sun terrace of 16M2 with terrific views ♦ Three terraces of more than 100M2 ♦ Wood burning stove and central heating ♦ Surrounded by stunning countryside including nesting Eagles ♦ Quiet and peaceful location but just 10mins from historic Tortosa Living a life off grid… peace and tranquillity but what about water and power? The power provided to the house is the normal 230v system that any property has – this is via a solar system backed up by a 6k generator. The solar output and the generator both run through a top of the range Outback Inverter and Charge Controller which use a 24volt (12*2v) battery system for power storage. This means that you can comfortably run the house without the sun shining. The generator/solar system needs periodic attention but this can be dealt with locally. Water is stored in two large water deposits, a large 11,000 litres one near the car parking area which enables easy filling and a further 5,000 litre deposit which is located close to the house and feeds into the property. Rainwater is collected by gutters and gullies which feed into the deposits. The house deposit supplies water to the hot water boiler for the central heating system and also to the taps throughout the house. Once every 6 weeks or so, the owner pumps water from the big deposit into the smaller to refill it and this can be done at the same time as topping up the swimming pool. It is also feasible to use this water for irrigation and the gardens. The land and gardens… The land in total comes to a little over 40,000M2 (4 hectares or 10 acres) and the land boarders on the road that runs from the house to the small historic city of Tortosa. The land is split into two hillsides and on the farther side, facing s/west, it is predominantly wild scrub land with about 50 pine trees and it is not cultivated. On the southeast side surrounding the house are around 230 olive trees, 20 almond trees and closer to the house, more formal gardens. The current owner has maintained and harvested the olives and this can bring in some additional income or you could have the olives milled for your very own olive oil. If farming is of interest, further tress could be planted. If the idea of becoming an olive farmer sounds like too much hard work, many locals will be happy to maintain the trees, harvest them and provide you with a smaller amount of oil. The formal gardens are well planted – there are three good sized terraces totalling 106M2 and the 6m x 3m swimming pool with great views. The gardens surround the house and terraced areas and there are a number of fruit trees. The views from the land are many and varied – the surrounding countryside, the Ebro delta and the Mediterranean Sea. The owners bought this house due to the peaceful location and the soaring eagles which are frequent companions when walking around the countryside. Location You may feel that the location of this property is isolated and yes, you do not want to forget that pint of milk but in actual fact, access is very good with a tarmac road virtually all the way, leading to a small track for the final approach to the property. There is even a bar/restaurant on the way to Tortosa just 6 or 7 minutes from the house called Ermita de Mig Cami. A charming old church which now serves as a bar and restaurant with great views of Tortosa city. The house also only a 10/15min drive to the city of Tortosa which has a wide range of amenities, shops, supermarkets, bars and restaurants. The famous cathedral attracts many visitors each year and the historic nature of the place means you can sample some of the rich past just by strolling through the narrow streets of the old town. This is particularly so in July when the city holds its annual Renaissance festival. Although Tortosa leads in festivals, April, June, July and September, throughout the months of April to October you can find a fiesta in the local (within 30kms) towns and villages almost every week. This home allows you to feel like you are very close to nature but you are within easy reach of the many beaches and the coastal resorts that make this area so popular – L’Ampolla being one. A little further takes you to the tremendous fishing of the River Ebro or onto the rice paddies of the delta where Flamingos, egrets, ducks, geese and Marsh Harriers abound. You are also only an hour from Reus airport, an hour and ten minutes from Castello airport and two hours to Barcelona or Valencia. This great value home may well be too isolated for some – it is not the sort of place you can stroll to a local bar but if you want to feel surrounded by peace and stunning countryside this could be for you. The house stands alone but with the city of Tortosa just a short drive away all facilities are within easy reach. We feel this house offers incredible value for money – if you’d like to buy it from the owners, send us a message now.
