Burgemeester Bloemersstraat 38-40 Magnificent, monumental villa with accompanying annexe completely converted into additional living space where independent office is allowed, in the historic heart of Borculo Villa De Berkelstreek, a beautiful and extremely charming, completely renovated and preserved villa (living area 373 m2 as well as a living area annex office space of 187 m2) in English cottage style, is an unmissable and iconic house in Borculo. The Burgemeester Bloemersstraat offers a choice of beautiful houses, with a rich history, but villa De Berkelstreek is the Snow White of the bunch: she is and remains the most beautiful of all. And she has a corresponding history: here began the enlightenment of Gelderland, literally, because from this place the electrification of the surrounding municipalities was realized. It was the headquarters of De N.V. Electriciteitsmaatschappij De Berkelstreek (E.M.B.). They actively campaigned for the use of electricity, and so in the Gelderland countryside pling-pling the lights went on. They were far more successful in this than many of their competitors, so it was a wonderful Gelderland success story. The Burg. Bloemersstraat offers a selection of beautiful houses, with a rich history, but villa De Berkelstreek is the Snow White of the bunch: She is and remains the most beautiful of all. This office with residence was commissioned from architect Bernard Beeftink, a craftsman with an impressive track record, also in the area in and around Lochem. Beeftink's hand is visible in many places, including this street, and here he was inspired by the English Cottage style, which was very popular in that era. Especially in the green capsules that the Achterhoek is so rich in, this trend did well. Large roofs with rounded thatched roofs and detailed facades, windows with rods and a spacious living program, these were the ingredients with which Beeftink shaped this elegant villa in 1920. So the pedigree is first-rate, but the outbuilding is also a downright asset; here a full residential house cum office space has been realized, perfect as a very luxurious B&B, informal care home or kangaroo home. So the main house was initially divided into a residence and an office, the headquarters, but in recent years the house has been transformed into a delightful residence. The utmost care has been given to everything -design, unity, functionality- and high-quality materials have been chosen everywhere. Do you enjoy living on the ground floor? You can, because the possibility of sleeping and bathing on the first floor has already been realized. It is a spacious villa, it really has a lot of living space: a living area of over 373m² on a plot of 1,321m². And that in the center of Borculo, with all amenities practically on your doorstep; the butcher, the baker and the greengrocer, they are all just around the corner, as well as supermarkets and stores. Bon Vivre on the Berkel Borculo has a number of excellent schools, both primary and secondary. In addition, places like Lochem and Groenlo are fifteen minutes away and cities like Hengelo and Enschede are a good half-hour drive away. For a cozy cafe and other excellent restaurants you do not have to leave the village, because Borculo is well equipped for that as well; just leave everything as it is, and cross the Berkel across the river to the other side, where you can join a number of fantastic restaurants. Ground Floor The villa is extended on both sides, with a protruding, covered platform in the middle with De Berkelstreek in distinguished letters on the architrave. On the street side there is a row of linden trees, and the symmetrical layout of the house exudes tranquility and elegance. Up three steps to the beautiful double front door, entrance into the spacious hall. On the floor beautiful Burgundy dales, a nice contrast to the light walls and fresh woodwork. In the hall the stairs to the first floor, two toilets and the door to the very spacious cellar, with enough room for the wine collection, the perishable stock and to keep things out of sight. The symmetrical layout of the house exudes tranquility and elegance. On the left is access to the large kitchen (over 55m²). Like being in France in a chateau, with the serene palette of natural tones, French doors to the rear terrace under the canopy and the beautiful handmade kitchen with all the trimmings: a beautiful flush island with dishwasher, marble countertop and sink, a six-burner gas stove, a countertop with double sink with ditto faucets and a 3-in-1 boiling water faucet, lots of storage space in the understairs with drawers and cabinets, space for a large American refrigerator, an appliance wall with hot air oven, combination microwave and steam oven. On the other side is the man-sized wine cooler, and adjacent is the utility room; here the washer and dryer are ingeniously hidden in rustic, white cabinets. Take a seat at the long table or slide over to the kitchen island, and enjoy the crackling fireplace. It feels like one and all joie de vivre here; this is a place for making old memories, but mostly for making lots of wonderful new ones. From the kitchen, access the lovely living room. A lovely bay window has been built in and all around there are large windows with rods, making it nice and bright, but still private. The large sandstone fireplace provides the matching ambiance with a classic fireplace. From the hall on the right we find the sleeping area: a hallway with a spacious living room on the left with a beautiful wood floor and a wood stove. The large sandstone fireplace provides a classic fireplace provides the matching ambiance. In front on the right is the boudoir -the word "bedroom" does not do justice to this space in our opinion- with French doors to the terrace and two bay windows. Then the absolutely fantastic walk-in closet, because that fits exactly with a boudoir: custom made, with a central folding island to store accessories and neatly fold the outfits that will not be today. This space was created by someone who understands exactly how a woman's brain works. Or who understands that men just like tidy. Whatever the case, it is a fantastic room, and ideally situated, because next to it on the left is a toilet and then there is the beautiful bathroom. Picked from a boutique hotel, with a large, freestanding ceramic bathtub, two handmade vanities with marble tops, ceramic basins and there is a large walk-in shower. Upstairs On the spacious, bright landing -with French balcony for your own balcony scene- and beautiful views of the garden through the dormer windows. Upstairs there are four large bedrooms with three connecting dressing rooms cum smaller bedrooms, all beautiful spaces. There are also three bathrooms: all with shower and sink, two with private WC and one with a bathtub on legs. So whether you want to live here with your family, or just often have guests over, everyone here has the space and all the luxury one could wish for. The attic is accessed by loft stairs from the second bedroom, and runs the width of the house. It is divided into three compartments and so there is plenty of space that can be used as storage. The house calls for commotion, for full tables and great stories, for sociability in the kitchen and games of soccer in the garden, but also for deep rest by the warmth of the fireplace, or on a languid summer evening in a rocking chair on the porch. Outdoor space The house is surrounded by a beautifully landscaped garden. The front garden faces south and is -again a touch French- laid out as a classic box garden. From the kitchen access to the beautiful garden room cum veranda at the rear of the house, flanked on either side by large clouds of hydrangeas and with a beautiful view of the garden. The rich detailing in the woodwork is exquisite and adds to the nostalgic experience the villa offers. The lawn is has a separate corner for a clump of chickens or small livestock, or to create a play corner for children. The house is surrounded by a beautifully landscaped garden. Outbuilding (Burg. Bloemersstraat 40 )below The second house on the plot, No. 40, in the form of a coach house, is not only aesthetically a glory, also in terms of surface and infill it is a great USP for Villa De Berkelstreek. Large' should be taken literally in this case: the house with also e destination 'Office' has a living area of 187m², which makes it a serious, large house cum office. It is a full-fledged residential unit, completely secluded and filled with the same high-quality materials and sophistication. Is it a workplace, a B&B, a guest house or a home for informal care, however you use it; it is a wonderful place. Entrance into the hall on the right front. Here a staircase to the floor, the door to the living room, a separate toilet with hand basin and access to the very spacious utility room / barn, with connections for the washer and dryer, but also the boiler, sink and refrigerator houses here. At the front of the house the lovely, bright living room. The robust travertine floor gives a tough look. At the heart of the living room is a fireplace. At the rear the spacious dining kitchen, with a fine classic-country kitchen with Belgian bluestone countertops, hand-fronted so this kitchen also excels by the craftsmanship in it. A large stove with six burners and a hot air oven of 90cm makes putting on dinners a piece of cake. On the left front the office with adjacent dining room, but with the same ease this is a guest house, gym, practice, studio or yoga studio. The office is cleverly handled -for the entrepreneurs among us- because it has its own entrance, its own pantry and its own toile...
