Villa Victoria.
Look: a unique, extremely spacious villa (500 m2) with apartment, home to 7 bedrooms, 4 bathrooms and a sauna. It is situated just 600 meters from the beach of Lake Lipno. A total of 16 people can enjoy a holiday in this specious house, where you will find all the comfort of home. From the french doors of the living room you have a breathtaking view of the lake and mountains on the other side of the lake. The villa has an enclosed garden of 400 m2, with a large furnished terrace of 28 m2 (20 m2 of it covered), a BBQ area and children's swings and slide. Inside the fence there is sufficient space for parking 4 cars. Ideal for a group of 16 people, consisting of 14 adults and 2 children. This luxurious and modern villa with large entrance has a total of 9 rooms, 7 bedrooms, 2 kitchens, 3 bathrooms, 4 separate toilets, a living room of 60 m2, a living room of 30 m2, patio and porch. In the hall there are lockable doors to both the large living area and the separate apartment area. In the living room of the large living area there is a comfortable seating area, satellite TV (Plasma / LCD), DVD player, stereo with CD player and a special fireplace which is situated between the living and dining areas, so you can walk around both sides. The open kitchen with bar and bar stools is extremely well-equipped and includes a toaster, electric cooker with 4 hobs and an oven, a microwave oven, cooker hood, coffee maker, espresso coffee maker, electric kettle, dishwasher, refrigerator, freezer and ice maker. Downstairs there is a separate toilet. On the first floor you’ll find a hall: 3 bedrooms, each furnished with two single beds; and 3 bedrooms each furnished with a double bed. One room also features a large balcony of 17 m2 and a private bathroom with a bathtub, shower and sink. 5 of the bedrooms have a walk-in closet. On the first floor there is an additional bathroom with double sink and bathtub. Next to the bathroom there is a separate toilet. To really enhance the feeling of comfort, there is also a sauna which you can use for a reasonable fee. The apartment on the ground floor is comprised of a kitchen with a double bed sofa, dining corner, satellite TV (Plasma / LCD) with DVD player, ceramic hob, oven, microwave, dishwasher and fridge/freezer; a bedroom furnished with 2 single beds and a bunk bed; a bathroom with a bathtub, shower, sink and washing machine; and a separate toilet. Finally, even small children have been taken into consideration: there are two cribs and 2 highchairs available for rent and small play area with kitchenette & games & toys and books. The whole house has central heating. Not only a wonderful home but also a wonderful environment. It is not for nothing that Lake Lipno is one of the top attractions in the Czech Republic. It is a great place for an active holiday. There is plenty to choose from among numerous activities. The indoor pool is very popular, especially because of its child safe design. There is a riding academy for beginners up to advanced. There is an 18-hole golf course with a wonderful view of the lake and surrounding mountains. You can rent clubs and practice your swing on the driving range. Experience cycling and mountain biking in a different way: through the woods. There is a summer toboggan run of more than 1 km that will really get your adrenaline pumping! You can fish in Lake Lipno or on the Vltava River (the Moldau). With over 100 km of roads and cycling paths you will not have time to be bored! The large water surface of the lake is a natural challenge for sailors. You can rent boats of all sizes. If you would like to learn to sail, there is a sailing school that provides lessons. Mountain climbing can be done in the surrounding mountains. In the somewhat wider environment there are a number of interesting sites and places you can visit. For example, there is the white castle of Hluboká - 5 km from the city of České Budějovice - beautiful not only outside but also inside. You will be amazed at this brilliant structure built in 1250. Another beautiful castle is that of Rozumberk which dates from the same period. After 200 steps up the English tower, you will be rewarded with a stunning view of the romantic setting. České Budějovice is known worldwide for Budvar or Budweiser beer. The name and the brewery's reputation draw visitors from all over the world. The layout of the city has the shape of a chessboard. In the monastery beautiful frescoes can be seen. In Masné krámy (the meat market) you can sample the wonderful local cuisine. From the dominant 72-meter-high Věž Černá (Black Tower) you have a splendid view of the city and its surroundings. In the 1 ha square there is Samson Fountain, one of the largest in the Czech Republic. The Lannova is a pedestrianized area where you can do some shopping and then enjoy a drink or a meal. The town of Český Krumlov is also a must. It was built around a castle on the banks of the meandering Vltava River (the Moldau). The medieval town is so well preserved that it is on UNESCO’s world heritage list. So close to the border means you can visit Linz in Austria and Passau in Germany. A day in Linz is sure to be fun: walking around, riding around with the Linz City Express, visiting the Pöstlingberg with its attractions and tasty markets, botanical gardens and zoo. Passau on the Danube is known as the Bavarian Venice. It is also a lively university town. The rental property is a non-smoking property (smoking is allowed on the covered terrace or in the garden). The rental property is fully-equipped and furnished. The tenant / guest receives house / apartment keys for the duration of the rental period and is responsible for the property being locked at all times when not inside the house. The tenant /guest is responsible for the property and all the property furnishings & equipment for the duration of the rental period. The arrival time on the arrival day (usually Saturday) is between 4:00 and 7:00 pm. The departure time on the day of departure (usually Saturday) is by 10:00 am at the latest. Late or earlier arrivals / departures have to be approved in advance by the house owner or caretaker; in different cases a charge of £20.00 may occur. The deposit (the amount is stated on the booking confirmation) is payable upon arrival (IN CASH) and will be refunded in cash upon departure once the cost for utilities (e.g. gas usage, local taxes and any damage) has been deducted. The house owner or caretaker reserves the right not to reimburse the deposit upon departure, but e.g. to send the amount by bank transfer or check to your home address. If there is a damage to the accommodation, the house owner or caretaker may withhold an extra amount from the deposit, to cover those costs. At the end of the rental period the tenant / guest is to vacate the property & return the keys to the housekeeper and settle all the fees for extras (local tax, usage of gas…) before departure. At the end of the rental period the tenant should leave the property in similar condition to that in which it was found. Any additional cleaning or repair costs incurred by the house owner may be passed on to the tenant at their sole discretion. Pets are allowed with prior consent from the house owner (max 2 pets per house). The tenant must always mention the animal / pet on the booking request and pay the advised cost (fee) at the accommodation upon arrival. The cost is listed on your booking confirmation. If your pet is a dog you must always pass on the breed and/or size. Liability and responsibilities of the tenant / guest: Ensure that at the start of your journey, you have the correct and valid travel documents. This also applies for your pets. Check with the competent authorities which travel documents are compulsory, and which statutory obligations apply in the Czech Republic. In winter we recommend having snow chains as the house is located on a hill. All tenants and guests are obliged to follow fire and safety regulations (especially when using fireplaces); you are not allowed to set open fires (=bonfires) in the garden. The rental property including the furniture and other contents are to be treated with care. The tenant will be held responsible for the actions of other persons, including any guests or visitors they may have, within the house. The tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property (e.g. fence, gates, children's play area), whether caused by themselves or their accompanying guests or visitors. Faults or damages that are found during the rental period or any possible issues / complains are to be reported to the caretaker or the house owner IMMEDIATELY. Complains not addressed before the departure date will not be accepted. The house owner is not responsible for any accidents or injuries (bodily or personal) that might happen / occur to the tenant in the house or on the property / grounds including the children's play area (to be used only at the tenants own risk; children have to be supervised at all times). Only previously advised and agreed upon number of house guests are allowed in the house. Should the guests number, or age of any guest, change, please kindly advise the house representative immediately as the details of the guests are to be sent to local authorities. No more than previously agreed upon number of persons can stay in the house unless previously agreed upon by the house owner and the price is adjusted (maximum number of guests in the whole house is 14+2).
