Hello, I am offering a 25sqm 1-room apartment, fully furnished (bed, wardrobe, washing machine), in great condition and in an excellent location. The apartment is on the 8th floor of an apartment complex in Bergheim, Heidelberg. 5 minutes walk to Bismarckplatz, from where you can enter the old town and reach any other part of Heidelberg by tram or bus. !!! Feel free to write to me at alexander.kaiseroertelATgmail.com, because the apartment can also be found on AirBnB with a discount and is getting booked like hot cakes ;) !!! 4 different supermarkets (Aldi, Rewe, Edeka, Alnatura) can be reached in 2-5 minutes on foot, many doctors, therapists and all sorts of other services are nearby. 100 meters away is the Stadtgarten, a large park with the Heidelberg city library. Heidelberg Castle as well as the Holy Spirit Church and Old Bridge can be reached from Bismarckplatz in 40 or 20 minutes on foot through the beautiful pedestrian zone with hundreds of shops and dozens of side streets. There are buses there too, but the pedestrian zone is really the best way to experience the city. Many restaurants to suit all budgets nearby, Indian, Japanese, Italian, fast food, fusion, and many more. There is a tram stop directly in front of the building and another on the other side of the park. The main entrance is at the back, away from the street noise, with a small green area and a Greek restaurant. The apartment itself offers a fantastic panoramic view of the Neckar and Neuenheim with a 30km view and has a small bathroom with shower, all in all perfect size for 1 person. There are also Heidelberg's best kebab and shawarma shops right outside the door, Charisma in the same building facing the street and Mahmouds one building away. You can easily reach Heidelberg Central Station on foot in 15 minutes or by tram in less than 5 minutes. The building dates back to the 70s but the apartment was renovated about 10 years ago and is in excellent condition with 2 electric ceramic hobs and a fridge. The floor is made of laminate in the living area and black granite in the bathroom. Another special feature: I have a special washing machine that has a contract with me that prohibits it from stealing socks in exchange for high-quality detergent. Please also stick to this agreement, otherwise she will get angry! I leave my internet router with high speed 100 Mbit/s in the apartment; its use is included in the rent. No parties, no groups of guests. No pets except small dry terrarium. Due to the excellent location, the rent is €750 per month including utilities (€100) and internet (€50). Das Heidelberger Schloss sowie die Heiliggeistkirche und Alte Brücke sind vom Bismarckplatz aus in 40 bzw. 20 Minuten zu Fuß durch die wunderschöne Fußgängerzone mit Hunderten Geschäften und Dutzenden Seitengassen zu erreichen. Es fahren auch Busse dorthin, aber die Fußgängerzone ist wirklich die beste Möglichkeit, die Stadt zu erleben. Viele Restaurants für jeden Geldbeutel in der Nähe, indische, japanische, italienische, Fast Food, Fusion, und viele mehr. Eine Straßenbahnhaltestelle befindet sich direkt vor dem Gebäude und eine weitere auf der anderen Seite des Parks. Der Haupteingang befindet sich auf der vom Straßenlärm abgewandten Rückseite mit einer kleinen Grünanlage und einem griechischen Restaurant. Die Wohnung selbst bietet einen fantastischen Panoramablick auf den Neckar und Neuenheim mit 30km-Blick und verfügt über ein kleines Bad mit Dusche, alles in allem perfekte Größe für 1 Person. Außerdem gibt es Heidelbergs beste Kebab- und Shawarma-Läden direkt vor der Tür, Charisma im selben Gebäude zur Straße hin und Mahmouds ein Gebäude weiter. Den Heidelberger Hauptbahnhof erreichen Sie bequem zu Fuß in 15 Minuten oder mit der Straßenbahn in weniger als 5 Minuten. Das Gebäude stammt aus den 70er Jahren, aber die Wohnung wurde vor etwa 10 Jahren renoviert und ist in hervorragendem Zustand mit 2 elektrischen Cerankochfeldern und einem Kühlschrank. Der Boden ist im Wohnbereich aus Laminat und im Badezimmer aus schwarzem Granit. Noch eine Besonderheit: Ich habe eine spezielle Waschmaschine, die mit mir einen Vertrag abgeschlossen hat, der es ihr verbietet, im Tausch gegen hochwertiges Waschmittel Socken zu stehlen. Bitte halten auch Sie sich an diese Vereinbarung, sonst wird sie wütend! Ich lasse meinen Internet-Router mit Highspeed 100 Mbit/s in der Wohnung, die Nutzung ist in der Miete enthalten.
