Through a modification of the façade on the main street and the recovery of the space of the Salone Concerto Varietà San Martino, the two architects added to the project the Excelsior Theatre, which later became the Cinema Theatre in 1931, a futuristic structure with a moving floor stage (the first in Italy) that allowed the spaces to be modified. This variant was only the first of a long series that led the building to deviate completely from the original design. The construction of the portion on Via Cesare Beccaria was carried out by the Hungarian architect of Italian origin Eugenio Faludi, who was also the author of some pavilions of the Milan Trade Fair (SNIA Viscosa and Italviscosa), while Pier Giulio Magistretti was responsible for the construction of the facades on Piazza Cesare Beccaria, on which stood the Cinema San Carlo designed by Mario Ridolfi and later renamed Cinema Ambasciatori.
