Our newly built apartment with its own entrance, private terrace and access to our garden is perfect for up to 4 people. Its great location in the countryside with Lake Ammersee within walking distance and Munich city just 30 minutes away, high-quality furnishing and well-equipped kitchen will ensure you have a pleasant stay. The apartment is on the ground floor of our home with a private entrance; we live with our little daughter on the top two floors of the house. 3 min to highway A96 which takes you in 30 min to Munich downtown, in 40 min to Munich airport and 45 min to Munich exhibition center. 15 min by foot to lake Ammersee mit swimming spots, beergarden, boat tours across the lake. Many shops and restaurants are in walking distance from the apartment. Particular attention has been placed on sustainability. All energy for heating, hot water and electricity comes from our own photovoltaic system or other renewable sources. We only use environmentally friendly detergents and washing agents and there is a waste separation system in the apartment. The bedroom is equipped with a 180x200 cm king-size box spring bed in 5 * hotel quality, which promises maximum sleeping comfort. Comfortable bed linen is of course available. A smart TV, large wardrobe, luggage rack, electric shutters and insect screens on all windows ensure maximum comfort and a good night's sleep. The spacious living area invites you to relax on a comfortable sofa and a reading corner. Enjoy the garden view or an exciting movie on the 55" smart TV with a complementary Netflix account. Music lovers will enjoy a Bluetooth speaker with DAB radio function. The sofa transforms into a 160 cm wide bed with a high-quality mattress for the 3rd and 4th guest in a matter of seconds. Here you will find hotel quality sleeping comfort far removed from traditional uncomfortable sofa bed solutions. From the living area you have direct access to your own, south-facing roofed terrace, equipped with comfortable seating and a gas barbecue. Enjoy the garden view while drinking a glass of wine. The kitchen is fully equipped with a large fridge freezer, dishwasher, electric stove with ceramic hob and oven. Of course, there is also enough crockery, cutlery and a large selection of cooking utensils (including (sharp!) knives). We are very enthusiastic about cooking ourselves and have placed great value on good equipment. If something is missing for your perfect dinner, please do not hesitate to ask. A Nespresso coffee maker with milk frother (including recyclable organic coffee capsules), a washing machine, microwave, toaster and electric kettle are also available. The bright dining area with garden view has a nice wooden table with comfortable seating for four - you can eat, work or play here. The modern, light bathroom has a walk-in rain shower, a washbasin with an illuminated mirror cabinet and a toilet. A hairdryer and cosy towels are also available. In the entrance area of the accommodation there is a wardrobe, a shoe rack, a mirror and the video intercom for the front door.
