We are offering our apartment in Erlangen Röthelheimpark for subletting from April to September 2025. The rental period is flexible, with a minimum of 3 months and a maximum of 6 months, though we would prefer the full 6 months. The apartment is located on the second floor of a multi-unit building and features two bedrooms (one of which is used as a home office) and a spacious living room with a dining area. There is a separate, fully equipped kitchen with a window, dishwasher, microwave, fridge-freezer combo, and a pantry. The large bathroom includes a window, toilet, bathtub, shower, and a washing machine. There is also a separate guest toilet with ventilation. The west-facing balcony features an awning and a comfortable pallet lounge set. The apartment is fully furnished and is intended to remain so for the most part. However, smaller furniture items can be removed if needed, depending on arrangements. You are also welcome to bring your own furniture. Pets are not allowed due to allergies. The apartment is in a quiet area with plenty of free parking spaces directly in front of the building. Within a 5–10 minute walk, you'll find a Kaufland, Aldi, DM, a large organic market, several bakeries, and restaurants. There is excellent bus access to the city center, or you can bike there in 10 minutes. Die Wohnung befindet sich im zweiten Stock eines Mehrparteienhauses, sie hat 2 Schlafzimmer, wobei das eine als Arbeitszimmer genutzt wird und ein großes Wohnzimmer mit Essbereich. Separate vollausgestattete Küche mit Fenster, Spülmaschine, Mikrowelle, Kühl-Gefrierkombi und Abstellkammer. Großes Bad mit Fenster, WC, Badewanne & Dusche sowie Waschmaschine. Separates Gäste WC mit Lüftung. Großer Balkon richtung Westen mit Markise sowie bequeme Palettenlounge. Die Wohnung ist möbliert und soll es größtenteils auch bleiben, bei Bedarf können natürlich nicht sperrige Möbelstücke für die Zeit von uns entfernt werden, je nach Absprache. Es können auch eigene Möbel mit gebracht werden. Haustiere sind nicht erlaubt, da eine Tierhaarallergie vorliegt. Ruhige Umgebung mit vielen kostenlosen Parkplätzen direkt vor der Tür. In Fußnähe (5-10min) befinden sich ein Kaufland, Aldi, DM, ein großer Bio Markt, diverse Bäckereien sowie Restaurants. Gute Busverbindung in die Innenstadt oder einfach mit dem Rad in 10min.
